New on RentDocs.co.uk: Notice Generator, Compliance Bundles and a Tenant Document Locker
Eight new tools for UK landlords: a prefilled notice generator, one click compliance ZIP bundles, automatic How to Rent delivery, certificate expiry emails, a tenant document locker and photo repair reports.
Running a rental in 2026 means more paperwork than ever. The Renters' Rights Act 2025 has changed how possession works in England, Scotland has its own Private Residential Tenancy rules, and every landlord needs a clear record of what was served, when and how. This month we have added a set of tools that take the busy work out of that.
1. Interactive notice generator
Open any property, go to Forms & notices and you will find a four step notice generator. Your tenants, address and rent are already filled in.
- England: Section 8 notice (Form 3A) with grounds 1, 1A, 8, 10, 11, 12 and 14, and Section 13 notice (Form 4A) for rent increases.
- Scotland: Notice to Leave, with the 28 or 84 day notice period worked out for you from how long the tenant has lived there and the grounds you rely on.
The generator calculates the earliest date you can act. For Section 8 it uses the longest period across the grounds you pick, for example four months for ground 1A (selling) and four weeks for ground 8 (serious arrears). For Section 13 the new rent can start no earlier than two months after service. You then download a prefilled PDF with clear service guidance. Always copy the details onto the current official prescribed form before serving.

2. One click compliance bundle
On the Compliance documents tab, the new Download all as ZIP button packs every current certificate and agreement for that property into a single file: gas safety, EICR, EPC, tenancy agreement, deposit prescribed information and anything else you have uploaded. Ideal for letting agents, mortgage lenders, councils or your own records.
3. How to Rent sent automatically
For properties in England, RentDocs picks the correct government document for the tenancy start date and includes it in every tenancy pack. The tenant email now names the guide that was included, and every send is logged with a timestamp on the property file, giving you dated proof of service.
4. Certificate expiry reminders by email
RentDocs now emails you 30 days and again 14 days before any uploaded certificate expires, including gas safety, EICR, EPC, legionella and PAT. Reminders come by email so there are no extra text message costs, and each one links straight to the property so you can upload the renewal.
5. Tenant document locker
The tenant portal now works as a document locker. Tenants see their documents grouped into tenancy and deposit papers, safety certificates and government guides, with the expiry date on each certificate. They can download them any time while the tenancy is active, which cuts down on "can you send me the gas certificate again?" messages.
6. Repair reports with photos
Tenants can now attach up to five photos when they report a repair from their phone. The photos are stored privately against the repair, you are emailed straight away, and the report is timestamped on the property's protection record. That dated trail matters under the Renters' Rights Act 2025, where a clear repair history helps answer any suggestion of a retaliatory eviction.
