Overview

In England and Wales, default fees are limited. You can charge interest on rent that is more than 14 days late, capped at 3% above the Bank of England base rate, and only if the tenancy agreement provides for it.

Practical guidance

  • Include the interest clause in the agreement — you cannot add it later.
  • Calculate from the day the rent was due, not the day you chased.
  • Chase early and in writing; interest rarely recovers as much as prompt communication.
