Gas Safe registered engineers

Annual CP12 gas safety inspections

Only a Gas Safe registered engineer can issue a valid Landlord Gas Safety Record. Check the register before booking and keep the certificate with the property record — you must give a copy to tenants within 28 days.

Registered electricians (EICR)

Five-yearly electrical installation condition reports

An EICR must be carried out by a qualified and competent person at least every five years, with remedial work completed within 28 days of any C1 or C2 code. Registered-body membership is the simplest way to evidence competence.

Government-approved deposit schemes

Protect deposits within 30 days

Deposits for assured tenancies must be protected in an approved scheme, with prescribed information given to the tenant within 30 days. Failure to protect can block a possession claim and expose you to a penalty of up to three times the deposit.

Cover built for let property, not owner-occupiers

Standard home insurance does not cover a let property. Specialist brokers arrange buildings, contents, loss of rent and property owners' liability cover, and can add rent guarantee or legal expenses cover for tenancies at higher risk.

An independent, dated, photographic inventory signed by the tenant is the single most useful document in a deposit dispute. Adjudicators consistently favour landlords who can show the property's condition at check-in and check-out.
