Overview
Deposit schemes award cleaning deductions where the landlord can show a difference between the check-in and check-out condition. A blanket clause requiring professional cleaning is unenforceable as a prohibited payment in England and Wales.
Practical guidance
- Take a dated, signed inventory with photographs at check-in and repeat it at check-out.
- Claim the actual cost of remedying the difference, evidenced by an invoice or quote.
- Deduct nothing for fair wear and tear — normal use over a long tenancy is not damage.
