There is no specific law requiring portable appliance testing in a private rented home, but you must ensure any electrical appliances you supply are safe. Testing is the simplest way to evidence that, and is often required in licensed HMOs.
Practical guidance
- Test or inspect supplied appliances between tenancies and keep the certificate.
- Record appliance make, model and serial number in the inventory.
- Remove rather than repair anything you cannot evidence as safe.
