Overview
Under the Renters Rights Act 2025 rent increases on periodic assured tenancies in England run through the statutory notice procedure, limited to once a year, with the tenant able to challenge the proposed rent at tribunal. Scotland and Wales have their own once-yearly procedures.
Practical guidance
- Use the prescribed form and give the full notice period before the new rent takes effect.
- Benchmark against genuine local comparables — a tribunal can only set a market rent.
- Rent-increase clauses that bypass the statutory route are generally unenforceable.
