Overview

Private rented homes in England need an Electrical Installation Condition Report at least every five years under the Electrical Safety Standards Regulations 2020. Wales applies an equivalent duty through the Renting Homes fitness standard, and Scotland requires five-yearly electrical safety inspections.

Practical guidance

  • Give the tenant a copy within 28 days of the inspection and any new tenant before occupation.
  • Complete C1, C2 and further-investigation items within 28 days and obtain written confirmation.
  • Supply the local authority with a copy within seven days if they ask.
