How often do I need a gas safety check?
Every 12 months, with the record served on the tenant within 28 days.

Overview
Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 requires an annual safety check of every gas appliance and flue in a rented property, carried out by a Gas Safe registered engineer.
Practical guidance
- You can carry out the check up to two months early and keep the original renewal date.
- Give existing tenants a copy within 28 days, and new tenants a copy before they move in.
- Keep records for at least two years — enforcement often looks back.
