Is an inventory legally required?

Not legally required — but practically essential for deposit claims.

Overview

No statute requires an inventory. Deposit adjudicators, however, decide claims on evidence of the condition at check-in compared with check-out, and the landlord carries the burden of proof.

Practical guidance

  • Photograph every room, appliance and meter reading with dates at check-in and check-out.
  • Get the tenant to sign or confirm the inventory in writing within the first week.
  • Note existing wear honestly — an inventory that overstates condition undermines your credibility.
