What is the minimum EPC rating to let a property?

E is the current minimum in England and Wales, with a registered exemption the only alternative.

Overview

The Minimum Energy Efficiency Standard makes it unlawful to let or continue to let a domestic property rated F or G in England and Wales, unless a valid exemption is registered on the PRS Exemptions Register. EPCs are valid for ten years.

Practical guidance

  • Check both the rating and the certificate date — an expired EPC needs renewing before marketing.
  • Plan for a tighter standard: policy has long pointed at C for new tenancies.
  • Register any exemption before letting; retrospective registration is not allowed.
