What documents must I give a new tenant?

Certificates, deposit paperwork and the statutory guides, all before or at the start.

Overview

At the start of a tenancy you must supply the current gas safety record where there is gas, the EICR, the EPC, deposit prescribed information and scheme leaflet, and in England the current How to Rent guide. A written statement of the tenancy terms is required across the UK regimes.

Practical guidance

  • Serve everything before the tenant moves in and keep dated proof of service.
  • Email with a read receipt or a signed acknowledgement both work as evidence.
  • Re-serve the How to Rent guide whenever a new version is published and a new tenancy starts.
