Overview
A tenant ending a periodic tenancy gives written notice to quit. The notice must be clear, in writing and expire correctly, and the landlord should acknowledge it in writing so both sides work to the same end date.
Why it matters
Ambiguous notices cause double-let disasters: a landlord re-lets on one date while the tenant believes another applies. Written acknowledgement prevents almost all of it.
Legal requirements
- The notice must be in writing and identify the property and the tenant clearly.
- It must give the notice period set by the tenancy or by statute — commonly two months for tenants under the Renters'' Rights Act 2025 arrangements in England.
- Joint tenants should all sign, or the notice may end the tenancy for everyone.
- The end date must fall correctly against the rent period unless both sides agree otherwise.
Common mistakes
- Accepting a verbal notice and then losing the argument about dates.
- Assuming one joint tenant''s notice only ends their own share — it can end the whole tenancy.
- Re-letting before the notice period has actually expired.
- Failing to book the check-out and meter readings for the confirmed date.
Practical guidance
- Reply the same day confirming the end date, the check-out arrangements and the deposit process.
- Send a deposit and final-rent summary a week before the end date so there are no surprises.
- Take dated meter photographs on the day keys are returned.
- Keep the notice and your acknowledgement together in the tenancy file for six years.
