Recommended frequency
Every four to six months is common for most single lets; more frequent for HMOs given the higher wear and occupant turnover.
Notice requirements
At least 24 hours' written notice is expected before a routine inspection, and visits should be at a reasonable time of day.
What to check
Smoke and carbon monoxide alarms, signs of damp, general condition, and any unauthorised occupiers or pets.
Recording findings
A dated report with photos protects both parties and creates an evidence trail if a dispute arises later.
