Overview

Rent guarantee and legal expenses cover pays rent during arrears and funds possession proceedings, but only if the tenant was referenced to the insurer's standard and you follow the claim conditions exactly.

What triggers a claim

Usually arrears of one or two months, notified within a short window. Late notification is the most common reason claims are declined.

Referencing conditions

Policies require documented referencing before the tenancy. Retro-fitting cover to an existing tenant with arrears will not work.

Cost against benefit

Premiums are typically a small percentage of annual rent. For a single-property landlord with no buffer, the legal expenses element alone can justify it.

Alternatives

A referenced guarantor, a three-month cash reserve per property, and fast arrears chasing achieve much of the same protection.
