Marketing and signing
Groups typically commit in the winter for a summer start. Referencing and guarantor paperwork should be complete well before the previous tenancy ends.
Compliance windows
Book gas safety, EICR remedials and any licence works in the short summer void, when the property is empty and contractors have access.
Inspections
A first inspection six weeks in catches most issues. Give 24 hours' written notice each time and record what you saw.
Check-out
Deposit disputes cluster in July. A detailed check-in inventory with photographs is the only reliable protection.
