Awaab's Law: fixed timescales for damp and mould
Hazard reports now start a clock. Investigation and repair must happen inside defined windows.
Overview
Awaab's Law sets binding timescales for investigating and fixing serious hazards, beginning with damp and mould, and extends to the private rented sector under the Renters' Rights Act 2025.
The clock starts on report
Once a tenant reports a hazard you must investigate within a short fixed period and provide a written summary of findings.
Repairs and emergencies
Confirmed hazards must be made safe within defined deadlines, with emergency hazards addressed within 24 hours.
Records
Keep the report, the inspection outcome, the works order and completion evidence together for each incident.
