EICR enforcement: what councils are actually checking

An EICR alone is not enough. Councils increasingly ask for the remedial completion evidence.

Overview

Landlords in England must have a satisfactory EICR at least every five years and supply it to tenants and, on request, the council.

Common failures

Missing RCD protection, no supplementary bonding, damaged accessories and unsafe DIY additions in kitchens and gardens.

C1, C2 and FI

Any C1, C2 or FI code makes the report unsatisfactory. Remedial work must be completed within 28 days, or sooner if specified.

Evidence

Keep the report and the written confirmation of remedial work from the electrician together, and give both to the tenant.
