EPC C: what landlords should budget for now
Insulation and heating controls usually beat expensive fabric work on cost per point.
Overview
Government policy is moving the private rented sector towards a minimum EPC of C. Older stock needs a phased plan rather than a single large project.
Cheap points first
Loft insulation, cylinder jackets, low-energy lighting, heating controls and draught-proofing are inexpensive and score well.
Bigger measures
Cavity or solid wall insulation, glazing and heating replacement cost more and are best timed with voids or boiler failure.
Get the assessment right
Assessors default to worst-case assumptions without evidence. Supply insulation and boiler paperwork on the day.
