What is the minimum EPC rating to let a property?

Under MEES, a domestic property must be at least band E to let (unless a valid exemption is registered). Bands F and G cannot be lawfully let.

How long is an EPC valid for?

10 years. A new EPC is needed before letting if the current one has expired or if improvements have changed the rating.

What if I can't reach band E?

You can register an exemption (for example where works cost too much despite Green Deal finance, or are not recommended for the property). Most exemptions last five years and must be registered on the PRS Exemptions Register with evidence.
