Assured tenancy
The security-of-tenure status that protects private tenants from eviction without grounds.

Overview
An assured tenancy under the Housing Act 1988 gives the tenant the right to stay in the property unless the landlord obtains a court order on a statutory ground. Since the Renters' Rights Act 2025 all new private tenancies in England are assured periodic tenancies, with no fixed term and no shorthold variant.
Legal requirements
- Possession requires a valid notice, a listed ground and a court order.
- The tenant may end the tenancy with two months' notice at any time.

- Use tenancy wording that reflects the periodic model — remove all 'shorthold' and 'fixed term' language.
