Overview

Landlords in England must fit a carbon monoxide alarm in any room used as living accommodation that contains a fixed combustion appliance, excluding gas cookers, and must repair or replace alarms reported as faulty. The requirement applies regardless of the fuel type — solid fuel, oil or gas.

Legal requirements

  • Alarms must be working on the first day of the tenancy.
  • Faulty alarms must be repaired or replaced as soon as reasonably practicable once reported.

Practical guidance

  • Photograph each alarm on move-in day and record it in the inventory.
  • Test alarms at every inspection and log the result.
