Overview

The check-in report records the condition and contents at the start of a tenancy; the check-out compares them at the end. Together with photographs they are the evidence that decides most deposit disputes — adjudicators will not award deductions without them.

Legal requirements

  • The tenant should be given the opportunity to comment on and sign the inventory.

Practical guidance

  • Date-stamp photographs and store them with the tenancy file.
  • Note meter readings and key numbers in both reports.
