Overview
Damp and mould are among the most serious housing hazards and are the focus of Awaab's Law, which sets fixed timescales for investigating and repairing dangerous damp and mould once reported. Blaming tenant 'lifestyle' without investigating is not a defence.
Legal requirements
- Investigate reported damp and mould within the statutory timescale and confirm findings in writing.
- Homes must be fit for human habitation throughout the tenancy.
Practical guidance
- Check for the underlying cause: penetrating damp, rising damp, cold bridging, failed extraction.
- Log every report, visit, finding and repair with dates and photographs.
