Electrical Installation Condition Report (EICR)

A five-yearly electrical safety report, mandatory in England.

Overview

An Electrical Installation Condition Report (EICR) is produced after a five-yearly inspection of a property's fixed electrical installation by a qualified person. Any C1 (dangerous) or C2 (potentially dangerous) defect must be remedied within 28 days. A copy goes to tenants within 28 days and to the council on request.

Legal requirements

  • Inspect at least every five years.
  • Remedy C1 and C2 defects within 28 days.
  • Provide the report to new tenants before occupation.

Common mistakes

  • Ignoring a C3 (improvement recommended) when it accompanies a C2.
  • Using an unqualified tester.
