Fire doors
Self-closing fire-resisting doors required in many HMOs.

Overview
Licensed and larger HMOs commonly require FD30 fire doors with intumescent strips and, where specified, self-closing devices on rooms opening onto escape routes. Requirements come from the fire risk assessment, the HMO licence conditions and the council's amenity standards.
Legal requirements
- Fire safety in common parts is governed by the Regulatory Reform (Fire Safety) Order 2005.
- Licence conditions may specify door specification, alarm grade and emergency lighting.
Practical guidance
- Never remove self-closers; check them at every inspection and log the check.
