A written assessment of fire risk required for shared premises.

Overview
Where a property has common parts — most HMOs and blocks of flats — a suitable and sufficient fire risk assessment must be carried out and kept under review, with the significant findings recorded. It drives the alarm grade, escape route, emergency lighting and door specification.
Legal requirements
- Required by the Regulatory Reform (Fire Safety) Order 2005 for common parts.
- Must be reviewed regularly and after any material change.
Practical guidance
- Store the assessment with the compliance pack and act on every recommendation with a dated record.
