Overview
The First-tier Tribunal (Property Chamber) is the judicial body that decides disputes between landlords and tenants over rent levels, deposit penalties and other housing obligations. A tenant can refer an in-tenancy rent increase to the Tribunal, which will set the rent at the market level if the proposed increase is higher.
Practical guidance
- Keep evidence of comparable local rents if you plan a rent increase the tenant may challenge.
- Tribunal referral suspends the increase until it decides.
