Overview
Fixed terms locked both parties in for a set period. Under the Renters' Rights Act 2025 new assured tenancies in England are periodic from day one: there is no fixed term, and tenants can end the tenancy with two months' notice.
Legal requirements
- Purporting to create a fixed term in a new assured tenancy does not bind the tenant.
- Student HMO lets are handled through a specific possession ground rather than a fixed term.

- Rewrite legacy templates — fixed-term wording is the single most common drafting error post-reform.
