Overview
A gas safety record (still widely called a CP12) is the certificate issued by a Gas Safe registered engineer after the annual safety check of all gas appliances, flues and pipework in a let property. It must be given to existing tenants within 28 days and to new tenants before they move in, and kept for two years.

- Annual check by a Gas Safe registered engineer.
- Serve the record on tenants within 28 days (new tenants before move-in).
- Keep records for two years.
- Carry out remedial work on immediately-dangerous appliances without delay.
Common mistakes
- Letting the anniversary slip because of access problems — document every attempt.
- Confusing a boiler service with a gas safety check.
