Overview

Routine inspections — typically quarterly or every six months — let a landlord check for damp, safety issues, unauthorised occupants and maintenance needs. The tenant is entitled to at least 24 hours' written notice and to refuse entry; repeated refusal is dealt with through the courts, never by forcing entry.
