Overview
Landlord insurance typically combines buildings cover with property owners' liability, loss of rent and sometimes legal expenses or rent guarantee. Standard home insurance does not cover a let property and a claim will usually be refused.
Legal requirements
- Tell the insurer about HMO use, student or benefit tenants, and any period the property is unoccupied.
Practical guidance
- Keep gas, electrical and fire safety records up to date — insurers ask for them at claim stage.
