Overview

The inventory lists every room, its condition, fixtures, furnishings, meter readings and keys, supported by dated photographs. It is signed or acknowledged by the tenant at check-in and is the single most important document in a deposit dispute.

Legal requirements

  • Deposit adjudicators require evidence of the condition at the start and end of the tenancy.
  • Betterment is not allowed — deductions must reflect fair wear and tear.

Practical guidance

  • Give the tenant seven days to comment and record their comments on the document.
