Overview
In a joint tenancy every tenant is individually responsible for all the rent and for damage, so a landlord can pursue any one of them for the whole amount. It is the standard arrangement for couples and sharers who take a single tenancy.
Legal requirements
- One joint tenant's valid notice can end the whole tenancy for everyone.
- A replacement sharer normally requires a new tenancy or a deed of assignment.
