Overview

The Minimum Energy Efficiency Standard (MEES), under the Energy Efficiency (Private Rented Property) (England and Wales) Regulations, makes it unlawful to let a domestic property with an EPC rating below E unless a valid exemption is registered on the PRS Exemptions Register. Most exemptions last five years.

Practical guidance

  • Budget for improvement works (insulation, heating controls) before the standard tightens.
  • Register an exemption only where works are unaffordable despite Green Deal finance, and keep the evidence.
