Overview

Under the Renting Homes (Wales) Act 2016, tenants in Wales are contract-holders with an occupation contract — usually a standard contract in the private sector. Landlords must issue a written statement of the contract within 14 days of occupation and must be registered and licensed with Rent Smart Wales.

Legal requirements

  • A written statement of the contract is required within 14 days of the occupation date.
  • Landlords must be registered, and anyone managing must be licensed, with Rent Smart Wales.

Practical guidance

  • Welsh no-fault notices require six months' notice and cannot be served in the first six months.
