Overview
All landlords of rented property in Wales must register with Rent Smart Wales, and anyone carrying out letting or management tasks must hold a licence, which requires training. Unregistered landlords cannot serve a no-fault notice and face fixed penalties and rent stopping orders.
Legal requirements
- Registration and licensing are required by the Housing (Wales) Act 2014.
- Rent stopping and rent repayment orders can be made against unlicensed landlords.
Practical guidance
- Register the property and licence the manager before the first tenancy starts.
