The statute that governs Welsh occupation contracts.

2 min read · Updated 2 August 2026

Overview

The Renting Homes (Wales) Act 2016 replaced tenancies and licences in Wales with occupation contracts held by contract-holders. It requires a written statement of the contract, imposes fitness for human habitation duties including alarms and electrical testing, and sets a six-month minimum notice for no-fault possession.

Legal requirements

  • Written statement of the contract due within 14 days of occupation.
  • Landlords must comply with the fitness for human habitation regulations, including EICR and alarms.

Practical guidance

  • Do not use England templates in Wales — the terminology and notices are different.
