Repairing standard (Scotland)
The statutory condition standard for Scottish private lets.
2 min read · Updated 2 August 2026
Overview
Scottish landlords must ensure the property meets the repairing standard throughout the tenancy: wind and watertight, installations in working order, safe fixtures and appliances, working alarms, a satisfactory EICR and gas safety record, and safe common parts. Tenants apply to the First-tier Tribunal for Scotland to enforce it.
Legal requirements
- The standard is set by the Housing (Scotland) Act 2006 as amended.
- Landlord registration with the local authority is mandatory in Scotland.
Practical guidance
- Carry out a pre-tenancy check against every element of the standard and keep the evidence.
