Overview
Most landlord insurance restricts cover after 30 to 60 days of vacancy unless the insurer is notified. Empty homes also carry council tax liability and, after two years, a council tax premium, plus risks of frozen pipes, damp and unauthorised occupation.

- Notify the insurer of any expected void over the policy limit.
- Long-term empty council tax premiums can double or more the standard bill.
Practical guidance
- Drain or heat the property in winter, inspect weekly, and keep post cleared.
