Overview
A void is the gap between one tenancy ending and the next starting. Voids are the biggest hidden cost in a rental business: two weeks a year is roughly 4% of gross rent, plus council tax, utilities and insurance implications.
Legal requirements
- The landlord is liable for council tax during a void unless a discount applies.
Practical guidance
- Start re-marketing as soon as notice is received, and schedule turnaround works before the end date.
