The court document authorising a bailiff eviction.

2 min read · Updated 2 August 2026

Overview

After a possession order expires the landlord applies for a warrant of possession so a county court bailiff can carry out the eviction. In some cases the case can be transferred to the High Court for faster enforcement by a writ of possession.

Legal requirements

  • Only bailiffs or High Court enforcement officers may carry out the eviction.
  • Warrants can be suspended by the court on the tenant's application.

Practical guidance

  • Apply promptly and prepare for a possible suspension hearing at short notice.
