Wear and tear (fair)
Normal deterioration that cannot be charged to the tenant.

Overview
Fair wear and tear is the deterioration expected from ordinary use over the length of the tenancy, taking into account the number of occupiers and the age and quality of the item. Deposit adjudicators apportion for it and never award the cost of a brand-new replacement for a worn item.
Legal requirements
- Betterment is not allowed — deductions must reflect the item's remaining life.

- Record item age and condition in the inventory so apportionment can be evidenced.
