Borough-by-borough licensing is the single biggest trap for London landlords.

Overview

London has the highest concentration of additional and selective licensing schemes in the UK. Requirements change at borough boundaries, not city level.

Licensing

Check the specific borough and ward. Newham, Croydon, Waltham Forest, Camden and Tower Hamlets all run schemes beyond mandatory HMO licensing.

Deposits

Deposits are capped at five weeks' rent where annual rent is under £50,000, and six weeks above that, and must be protected within 30 days.

Compliance

Gas safety annually, EICR every five years, EPC of at least E today with C expected, plus smoke and carbon monoxide alarms.
